About the Proposal

The application is an outline planning application under the planning reference WD/2025/0922/MEA for the demolition of a poultry farm and associated dwelling. In summary the proposal comprises:

  • Up to 1,700 new homes (including 35% affordable housing)
  • 50 residential care / later living units(C2);
  • A new mixed-use neighbourhood centre with retail, commercial and community uses;
  • A two-form entry primary school with early years provision;
  • Sport’s hub with provision for a 3G football pitch, rugby pitch, cricket pitch, outdoor and indoor tennis courts, and padel courts;
  • Community allotments;
  • New and enhanced pedestrian and cycle routes;
  • Open spaces incorporating Sustainable urban drainage features;
  • A dedicated SANG
  • Children’s play areas;
  • Landscaping including the retention of woodlands across the site and creation of tree-lined spine street running through the neighbourhood.
  • Creation of two points of access onto A22.

Composition: 270 x 1 Bedroom Units, 608 x 2 Bedroom Units, 553 x 3 Bedroom Units, 219 x 4 Bedroom Units, 50x Later Living Units

  • 148 Affordable Market
  • 447 Affordable Rented
